Your money is going towards an investment designed to meet your goals and objectives. Are you looking for regular consistent predictable cash flow? Or are you looking for a longer term asset that you will sell in 5 years time? Maybe a combination of both? Your money will be structured in a way that will produce these types of outcomes for you. We look for investments that can produce strong cash flow but also long term growth potential.

Your rate of return would vary depending on your goals and objectives. At Trident we make sure to offer a preferred rate of return, meaning you will be the first to claim profits. Typically you can expect anywhere from 6-12% preferred interest with the possibility of additional long term equity growth (if the property were to increase in value.

We offer a complete, hands-off option for all real estate investments. We do not offer the options to pick and choose certain services. We will work with you to determine your goals and objectives and come up with a complete financial plan, we will then source the properties that match your wants and needs. Trident will also work with the Realtors, Lawyers, Accountants, Contractors, etc. on your behalf to handle all transactions that are needed. We will then manage any required renovations or suggest potential “value-adding” opportunities, market your property, find quality tenants, provide ongoing property management and assist with the sale, refinance, or other exit strategy we originally agreed upon. As an investor, you have the peace of mind that every step and every detail is looked after on your behalf.

As with any investment, there are always risks. The level of risk will depend on the type of deal that best suits your goals and objectives. This will all be discussed prior to any investment being made. We take action to reduce these risk by adding in the proper insurance policies, company structures etc. 

Trident Realty Investments main objective is to provide a deal that works best for you and your personal goals. We will bring you the property, structure the deal in your best interest and manage the deal from start to finish. While Trident does regularly invest in these properties, we would only invest alongside our clients if the goals and objectives were 100% aligned.

As with any investment, there are potential tax liabilities. We are not professional accountants, nor would we claim to be experts in this field. We always suggest speaking with your tax professional prior to making any investment. We will highlight and discuss potential taxes that may arise during your investment period. With the help of our Financial Planner, we will work with you to discuss potential tax reduction strategies or tax deferral strategies.

Any property that is purchased as an investment would be held as collateral, therefor providing a level of security. When it comes to potential liabilities, each investment would be structured in a way so that all investors and owners would be protected on a personal level. A limited Liability Company structure will be used to prevent any additional risks.

These details will all be discussed prior to any investment being made. We will agree to a commitment period as well as an exit strategy. Every deal may be different. We will look after all financial transactions to ensure you receive your money at regular, agreed upon intervals, or at the maturity date.

We work with you prior to any investment being made and ensure we find a deal that fits your goals and objectives. If this deal requires certain renovations, additional marketing, etc. to start producing cash flow, we will discuss all of this beforehand and come to an agreement that you are comfortable with. Our goal is to ensure we provide adequate time and resources to ensure the job is completed on or before schedule. We will analyze the property on a “best-case”, “most-likely”, and “worst-case” basis as we are all aware that unforeseen delays and expenses can occur. We will always complete an inspection prior to purchasing any property to protect you from any problem areas such as asbestos, rotting, or water damage.

All dealings are done through us. We will take care of all communication with realtors, lawyers, accountants, brokers, financial institutions, etc. We will also provide you with regular updates throughout our entire business relationship, from the day we begin discussing your goals to the day we sell the property or return your equity stake.

Exit options will always be discussed prior to any investment being made, with different structures for each investor based on their needs. Typical commitment period would be 5 years on a buy and hold. Shorter term options would be available on fix and flip properties and there are also options to extend the commitment period for those who are investing for the longer term. While we always like an agreed upon commitment period, we know that emergencies can happen and we will always work with you to find an appropriate cash out option if needed. This may look different each time depending on the circumstances. Cashing out prior to your commitment period may result in a reduced interest rate or even potential losses if the house value had dropped.
